Medina Station: Transforming East Mesa with a Vibrant Mixed-Use Development

East Mesa is on the cusp of a significant transformation with the introduction of Medina Station, a 64.5-acre mixed-use development poised to become a central hub for shopping, dining, and living. Located at the southeast corner of East Southern Avenue and South Signal Butte Road, this $150 million project is spearheaded by Scottsdale-based developer SimonCRE.

Key Features of Medina Station

Retail Anchors: Medina Station will feature major national retailers, including a 148,000-square-foot Target store—marking Target’s fifth location in Mesa and the first since 2004—and an 80,000-square-foot, two-story Dick’s Sporting Goods.

Additional Tenants: The development is already 70% pre-leased, with confirmed tenants such as Boot Barn, Einstein Bros. Bagels, Hawaiian Bros Island Grill, Café Zupas, Zara Nails, GoodVets, and U.S. Bank

Residential Component: Approximately 23 acres are designated for residential use, with plans for 700 multifamily units. Developers aim to create a cohesive community that blends convenience, sustainability, and shared spaces.

Timeline and Development Plans

Construction was set to commence in March 2025, with initial tenant openings anticipated by the summer of 2026. The project will unfold in two phases, focusing first on the commercial and most residential components. The development emphasizes walkability and community integration, featuring gathering spaces, art installations, and robust landscaping

Medina Station is expected to serve as a regional draw, enhancing the East Valley’s retail and residential landscape. Its strategic location near U.S. 60 and proximity to employment hubs like Eastmark make it an ideal spot for both businesses and residents.
